Abstract
Lobster (Panulirus spp) is one of the high protein food with premium price. We don’t consume lobster in the whole year because it is not mass cultivated. The supply currently depends on the seasonal fisherman catch. No wonder, every catch from fisherman is absorbed entirely by market, not only local, but also foreign market through export. This supply gap challenge become an opportunity for freshwater lobster or also known as crayfish (Cherax Quadricarinatus) to enter the market. Nowadays in Indonesia, there are only a few crayfish breeder with small scale. They utilize their extra unutilized backyard to cultivate crayfish because crayfish is known as relatively immune to disease and easy to breed. Crayfish needs 24-30 degree celcius and pH Level 6-8 to live and breed optimally. These requirements are suitable with Indonesian climate. Pamijahan Bogor area is one of the are of Bogor, West Java, suitable for Crayfish cultivation due to its climate & availability of major resources. People of this area usually don’t have permanent job to fulfill their needs. They, however, have large unutilized yard because of capital issue. Combination of these creates opportunity to invest in crayfish cultivation. Additionally, Pamijahan area has a cheap price of land and abundant water resource. Cultivation of crayfish in this area can also improve standard of living for Pamijahan’s people. Lobstar Bangun Nusantara (PT. LOBSTAR BANGUN NUSANTARA) will acquire 2.8 hectare of land suitable for crayfish’s cultivation in Pamjiahan area for 2.8 Billion Rupiah. Company can build 1.5 hectare for crayfish growing ponds and invite the surrounded people of pamijahan to contribute as worker in the company. Total capiltal expenditure for this investment is 24.924 Billion Rupiah to acquire land, permit and pre operational management fee, investment of extreme density unit (EDU) system, office and building, equipment and operational vehicle and interest during construction. For the next phase, PT. LOBSTAR BANGUN NUSANTARA also creates seeding ponds to supply crayfish seeds, both for company needs and for Pamijahan people who are agree to cultivate crayfish as company’s partner. For the first 5 years, PT. LOBSTAR BANGUN NUSANTARA will focus to serve restaurant within Greater Jakarta area (Jakarta, Bogor, Depok, Tangerang and Bekasi). For the first year, production of 11 tons of crayfish will be absorbed by approximately 74 Seafood Restaurant/Hotel with average of 150 kilogrammes per month consumption of one restaurant/hotel within Jakarta and Bogor. Up to third year, PT. LOBSTAR BANGUN NUSANTARA will serve approximately 123 restaurants/hotel within Jakarta and Bogor. Starting from fourth year, PT. LOBSTAR BANGUN NUSANTARA will expand to serve Depok, Tangerang and Bekasi with the target of serving 160 restaurants/hotels and 196 restaurants/hotels in the fifth year. Starting from sixth year, will serve similiar local restaurant/hotel up to 380 restaurants/hotels in the tenth year. PT. LOBSTAR BANGUN NUSANTARA will use partner ponds as the biggest revenue driver in the future development. At the fifth year, 62.5% operating revenue comes from partners’ cultivation. PT. LOBSTAR BANGUN NUSANTARA develop Extreme Density Unit (EDU) system to control partners’ cultivation ponds. This system use partition of 20cm gutter for 1 crayfish, from the size of seeds up to size of consumption. The purpose of using EDU system is to control and to reduce mortality, considering cannibalism as the nature of crayfish. To attract partners’ interest, PT. LOBSTAR BANGUN NUSANTARA develop partnership system, where partners only need their unutilized yard and their work in their location. EDU system, seeds and feed will be provided by PT. LOBSTAR BANGUN NUSANTARA. Partners will get commission of selling the harvest by 12%. The income for them is approximately 47.2 millions rupiah for 250m2 partnership package. This partnership scheme will be attractive for people in Pamijahan village to be PT. LOBSTAR BANGUN NUSANTARA’s partner and in return will contribute to growth of PT. LOBSTAR BANGUN NUSANTARA as well. Investment valuation of crayfish cultivation by PT. LOBSTAR BANGUN NUSANTARA within 10 years gives NPV 63.287 Billion Rupiah with IRR 42.43%, while WACC 16.96% and payback period 3 years 7 months. We conclude that this investment is very decent and worthy to be executed. With Coef of Var 36.91%, risk of investment is low and the most important is probability of NPV < 0 is 0.34% so chance of loss is very low.
